Gate Rehang in North Richland Hills, TX

Residential entry gate, an example of the kind of gate work we do in the DFW mid-cities

Gates sag over time. A settled post, a bent hinge, or just plain age. We rehang the gate level and true, repair or reinforce what's holding it up, and make sure it'll stay that way.

Re-hanging is what you do when the gate itself is sound but nothing lines up anymore. The leaf sags, the post leans, the two halves no longer meet, and every other component on the gate is quietly paying for it.

North Texas soil is the usual culprit. Expansive clay swells when it is wet and shrinks when it is dry, and a gate post set in that ground moves with it year after year. Add the weight of a heavy ornamental iron leaf hanging off one side of that post, and lean is a matter of when rather than if.

What we actually do depends on how far gone it is: replace worn or elongated hinges, weld and square a sagged frame corner, shim or re-set the post, and re-hang the leaf plumb with proper clearance at the bottom and at the latch. Then we re-set the operator to the corrected geometry, because the limits it learned against a sagging gate are no longer right.

Frequently asked questions

Can a sagging gate be fixed without replacing it?

Almost always, if the frame and the panels are still sound. Re-hanging, new hinges, welding a sagged corner, and resetting the post handle the large majority of sagging gates for far less than a new gate would cost.

Why do gate posts lean around here?

Expansive clay. North Texas soil swells and shrinks a lot between wet and dry seasons, and it moves whatever is set in it. A heavy gate leaf hanging off one side of the post accelerates it.

Will I need the operator re-set afterward?

Yes, and it is part of the job. The operator learned its open and close limits against the old sagging geometry, so once the gate hangs correctly those limits are wrong. We re-set them and re-test the safety devices before we leave.
